Monthly Update

Twenty-two homes changed hands in Leaside & Bennington Heights last month, including 15 detached and seven semi-detached homes. This marks a 46.7% increase over the 15 home sales generated in June 2018. The average value of this year’s 22 transactions also rose to $1,924,790, indicating a 10.4% increase over last June’s mean of $1,743,793. Detached home values also increased by 19% over last June to reach an average of $2,271,293.

Year-To-Date Update

Over the first half of 2019, 99 homes have changed hands in Leaside & Bennington Heights. This marks a 35.6% increase compared to the year-to-date June 2018 sales figures, which saw 73 completed transactions. Seventy-three detached homes have changed hands so far this year, with an average value of $2,184,997. This is an 11.2% increase compared to the average sale price of $1,965,302 for the 57 detached homes that changed hands between January 1 and June 30, 2018. Semi-detached home sales increased by 53.3% compared to last year, rising from 15 sales to 23. However, the average value dropped 5.5% from 2018, falling from $1,301,267 to $1,229,870.

Leaside & Bennington Heights monthly home sales up by 46.7% in 2019!

As of July 3, 2019, there are 25 homes on the market in the Leaside (C11) area, ranging in price from $1,299,000 for a semi-detached home on Randolph Road (one day on the market) to $3,899,000 for an amazing detached home on Douglas Crescent (78 days on the market).

Last month, Leaside properties sold an average of 19 days after listing. One home on Broadway Avenue sold on the day it was listed, while the longest lasted 217 days on the market. This doesn’t include the 13 homes that have been listed for more than 30 days or the 12 homes that were listed in the month of June and are not selling at their current prices.

Thirteen homes sold at or above their initial asking prices. Last month’s most valuable Leaside sale involved a detached 4-bedroom, 6-bathroom home on a 60’ x 131.57’ lot with a private drive and garage on Douglas Crescent. It sold for $4,390,000, or 100% of the original listing price. It was followed by a home on Divadale Drive, which sold for $2,999,000 or 100% of the asking price.

Entry into the Leaside market now requires buyers to spend $1,000,000 for a semi-detached and at least $1,300,000 for a detached home. Buyers continue to look for homes in midtown while low inventory endures as the main driver of competitive bidding.
