Monthly Update
Last month, twenty-five homes were given new owners in Leaside & Bennington Heights including 18 detached, six semis, and a townhouse. The average value of last month's transactions was $2,297,191, marking a 19.3% increase over last year’s June mean of $1,924,790. Detached home values also increased last month, generating average sale prices of $2,600,877, for a 14.5% increase over June of last year.
Year-To-Date Update
For the first half of 2020, 61 homes have changed hands in Leaside & Bennington Heights. This marks a 38.4% decline compared to the year-to-date June 2019 sales figures, which saw 99 completed transactions. Forty-four detached homes have changed hands so far this year, with an average value of $2,466,829. This is a 12.9% increase compared to the average sale price of $2,184,997 for the 73 detached homes that changed hands for the first half of 2019. Semi-detached home sales dropped 39.1% compared to last year, decreasing from 23 sales to 14. However, the average value of semi-detached homes increased by 12.1% from 2019, rising from $1,229,870 to $1,379,286.
Home values up by 7.6% over last year in Leaside & Bennington Heights!
As of July 4, 2020, there are 25 homes on the market in the Leaside (C11) area, ranging in price from $1,098,000 for a semi-detached home on Airdrie Road (11 days on the market) to $4,275,000 for an amazing detached home on Donegall Drive (32 days on the market)
Last month, Leaside properties sold at an average of 11 days after listing. A Bessborough Drive home sold a day after it was listed, while the longest remained on the market for 57 days. This doesn’t include the eight homes that have been listed for more than 30 days or the 17 homes that were listed in the month of June and are not selling at their current prices.
Fifteen of the six homes sold at or above their initial asking prices. The highest selling Leaside transaction of the month featured a detached 4-bedroom, 4-bathroom home on a 53.61 x 296-foot lot with a private drive and garage on Moorehill Drive. It sold for $3,825,000 which was 101% of the asking price. It was followed by a detached home on Divadale Drive which sold for $3,401,000 which was 98% of the initial listing price.
Entry into the Leaside market now requires buyers to spend at least $1,200,000 for a semi-detached home and at least$1,400,000 for a detached home.
