Monthly Update
Last month, 31 homes were given new owners in Leaside & Bennington Heights including 25 detached and six semi-detached homes. The average value of last month’s transactions was $2,398,616, marking a 10.4% increase over last year’s May mean of 2,171,875. However, detached home values were down last month, generating average sale prices of $2,639,364 from $3,081,250, for a 10.4% decrease over May of last year.
Year-To-Date Update
For the first five months of 2021, 81 homes have sold in Leaside & Bennington Heights. This marks a 125% increase compared to the year-to-date sales figures through May 2020. Sixty-five detached homes have found new owners so far this year, with average sale prices of $2,624,563. This is a 10.6% jump over the 2020 year-to-date mean of $2,374,027. The average value of semi-detached homes also increased by 8.2% compared to the year-to-date mean through May 2020, jumping from $1,361,625 to $1,473,815.
Home values up by 10.4% over last year in Leaside & Bennington Heights
As of June 1, 2021, there are 20 homes on the market in the Leaside (C11) area, ranging in price from $1,349,000 for a semi-detached home on Southvale Drive (7 days on the market) to $7,490,000 for a detached home on Moorehill Drive (35 days on the market).
Last month, Leaside properties sold at an average of five days after listing. A Cameron Crescent home sold on the day it was listed, while the longest remained on the market for 16 days. This doesn’t include the four homes that have been listed for more than 30 days or the 13 homes that were listed in the month of May and are not selling at their current prices.
Twenty-five of the 31 homes sold at or above their initial asking prices. The highest selling Leaside transaction of the month featured a detached 5-bedroom, 4-bathroom home on a 50 x 126.91-foot lot with a private drive on Bennington Heights Drive. It sold for $5,525,000 which was 120% of the asking price. This was followed by another detached home on Killdeer Crescent which sold for $4,300,000 which was 108% of the initial listing price.
Entry into the Leaside market now requires buyers to spend at least $1,300,000 for a semi-detached home and at least $1,700,000 for a detached home.
