Monthly Update
Last month, 21 homes were given new owners in Leaside & Bennington Heights, including 18 detached and three semi-detached homes. This marks a 32.3% drop compared to the 31 homes sold from the same month of last year. The average value of last month’s transactions was $2,877,235, marking a 20% increase over last year’s May mean of $2,398,616.
Year-To-Date Update
For the first five months of 2022, 72 homes have sold in Leaside & Bennington Heights. This marks an 11.1% drop compared to the year-to-date sales figures through through May of last year. Fifty four detached homes have found new owners so far this year, with average sale prices of $2,991,046. This is a 14% increase over the May 2021 year-to-date mean of $2,624,563. The average value of semi-detached homes also increased by 20.9% compared to the year-to-date mean through May 2021, jumping from $1,473,815 to $1,782,181.
Home values up by 11.9% over last year in Leaside & Bennington Heights!
As of June 1, 2022, there are 19 homes on the market in the Leaside (C11) area, ranging in price from $1,465,000 for a semi-detached home on Laird Drive (19 days on the market) to $5,599,000 for a detached home on Governors Road (16 days on the market).
Last month, Leaside properties sold at an average of six days after listing. A Donegall Drive home sold on the day it was listed, while the longest remained on the market for 13 days. This doesn’t include the 18 homes that were listed in the month of May and are not selling at their current prices. None of the homes currently available has been listed for more than 30 days.
Seventeen of the 21 May home sales sold at or above their initial asking prices. The highest selling Leaside transaction of the month featured a detached 5-bedroom, 5-bathroom home on a 30 x 125-foot lot with a front yard drive and built-in garage on Richlea Circle. It sold for $5,830,000 which was 106% of the asking price. This was followed by another detached home on Donegall Drive which sold for $4,850,000 which was 103% of the initial listing price.
Entry into the Leaside market now requires buyers to spend $1,500,000 for a semi-detached home and at least $1,700,000 for a detached home.
