Monthly Update
Last month, 13 homes were given new owners in Leaside & Bennington Heights including nine detached, three semi-detached and one attached home. The average value of last month's transactions was $2,226,962, marking a 22.7% increase over last year’s November mean of $1,815,224. Detached home values were also up last month, generating average sale prices of $2,593,944, for a 17.5% increase over November of last year.
Year-To-Date Update
For the first eleven months of 2020, 139 homes have changed hands in Leaside & Bennington Heights. This marks a 12.6% decline compared to the year-to-date November 2019 sales figures, which saw 159 completed transactions. One hundred eight detached homes have changed hands so far this year, with an average value of $2,315,823. This is a 5.1% increase compared to the average sale price of $2,203,783 for the 117 detached homes that changed hands through November of 2019. Semi-detached home sales dropped 22.9% compared to last year, decreasing from 35 sales to 27. However, the average value of semi-detached homes increased by 13.6% from 2019, rising from $1,209,786 to $1,374,578.
Leaside & Bennington Heights home values up by 6.5% over last year!
As of December 1, 2020, there are 13 homes on the market in the Leaside (C11) area, ranging in price from $1,249,000 for a semi-detached home on Laird Drive (12 days on the market) to $6,495,000 for an amazing detached home on Lumley Avenue (22 days on the market).
Last month, Leaside properties sold at an average of ten days after listing. A Sutherland Drive home sold two days after it was listed, while the longest remained on the market for 38 days. This doesn’t include the five homes that have been listed for more than 30 days or the eight homes that were listed in the month of November and are not selling at their current prices.
Six of the 11 homes sold at or above their initial asking prices. The highest selling Leaside transaction of the month featured a detached 4-bedroom, 5-bathroom home on a 35 x 175-foot lot with a private drive and garage on Hanna Road. It sold for $3,650,000 which was 104% of the asking price. Another detached home on Bennington Heights Drive sold for the same amount but was 97% of the initial listing price.
Entry into the Leaside market now requires buyers to spend at least $1,100,000 for a semi-detached home and at least$1,400,000 for a detached home.
