Monthly Update
Last month, 13 homes were given new owners in Leaside & Bennington Heights including 11 detached, one semi-detached, and one attached home. The average value of last month’s transactions was $2,600,822, marking a 21.8% jump over last year’s November mean of $2,135,045.
Year-To-Date Update
For the first 11 months of 2021, 162 homes have sold in Leaside & Bennington Heights. This marks a 20% increase compared to the year-to-date sales figures through November 2020. One hundred twenty-seven detached homes have found new owners so far this year, with average sale prices of $2,574,527. This is an 11.3% jump over the 2020 year-to-date mean of $2,313,970. The average value of semi-detached homes also increased by 9.6% compared to the year-to-date mean through November 2020, jumping from $1,374,578 to $1,506,162.
Leaside & Bennington Heights home values up by 11.6% over last year!
As of December 1, 2021, there are four homes on the market in the Leaside (C11) area, ranging in price from $1,495,000 for a detached home on Sutherland Drive (1 day on the market) to $4,500,000 for a detached home on True Davidson Drive (7 days on the market).
Last month, Leaside properties sold at an average of 14 days after listing. A Rykert Crescent home sold two days after it was listed, while the longest remained on the market for 61 days. All currently available homes in the market were listed in the month of November and are not selling at their current price.
Eight of the 13 November home sales sold at or above their initial asking prices. The highest selling Leaside transaction of the month featured a detached 4-bedroom, 5-bathroom home on a 49.77 x 100-foot lot with a private drive and garage on Rykert Crescent. It sold for $4,500,000 which was 107% of the asking price. This was followed by another detached home on the same street which sold for $4,232,500 which was 94% of the initial listing price.
Entry into the Leaside market now requires buyers to spend at least $1,300,000 for a semi-detached home and at least $1,500,000 for a detached home.
