Monthly Update
Last month, nine homes were given new owners in Leaside & Bennington Heights, including five detached and four semi-detached homes. This marks a 30.8% drop compared to the 13 homes sold from the same month of last year. The average value of last month’s transactions was $1,841,262, marking a 29.2% drop over last year’s November mean of $2,600,822.
Year-To-Date Update
For the first 11 months of 2022, 133 homes have sold in Leaside & Bennington Heights. This marks an 17.9% drop compared to the year-to-date sales figures through through November of last year. One hundred two detached homes have found new owners so far this year, with average sale prices of $2,778,086. This is a 7.9% increase over the November 2021 year-to-date mean of $2,574,527. The average value of semi-detached homes also increased by 9.8% compared to the year-to-date mean through November 2021, jumping from $1,506,162 to $1,654,067.
Leaside & Bennington Heights home values up by 7.2% over last year!
As of November 30, 2022, there are 13 homes on the market in the Leaside (C11) area, ranging in price from $1,299,000 for a semi-detached home on Eglinton Avenue East (56 days on the market) to $4,595,000 for a detached home on Rykert Crescent (23 days on the market).
Last month, Leaside properties sold at an average of 30 days after listing. A Randolph Road home sold four days after it was listed, while the longest remained on the market for 83 days. This doesn’t include the three homes that have been listed for more than 30 days or the 10 homes that were listed in the month of November and are not selling at their current prices.
None of the November home sales sold at or above their initial asking prices. The highest selling Leaside transaction of the month featured a detached 6-bedroom, 5-bathroom home on a 83.53 x 100.41-foot lot with a private drive and built-in garage on Hampton Park Crescent. It sold for $3,350,000 which was 96% of the asking price. It was followed by a detached home on Sharron Drive which sold for $2,770,000 which was 92% of the initial listing price.
Entry into the Leaside market now requires buyers to spend $1,300,000 for a semi-detached home and at least $1,400,000 for a detached home.
