Monthly Update
Last month, 16 homes were given new owners in Leaside & Bennington Heights including 13 detached and three semi-detached homes. The average value of last month's transactions was $2,068,825, marking a 6.5% increase over last year’s October mean of $1,943,449. Detached home values were also up last month, generating average sale prices of $2,195,285, for a 3% increase over October of last year.
Year-To-Date Update
For the first ten months of 2020, 123 homes have changed hands in Leaside & Bennington Heights. This marks a 15.8% decline compared to the year-to-date October 2019 sales figures, which saw 146 completed transactions. Ninety-six detached homes have changed hands so far this year, with an average value of $2,292,264. This is a 4% increase compared to the average sale price of $2,203,455 for the 109 detached homes that changed hands through October of 2019. Semi-detached home sales dropped 25% compared to last year, decreasing from 32 sales to 24. However, the average value of semi-detached homes increased by 13.4% from 2019, rising from $1,216,109 to $1,378,483.
Leaside & Bennington Heights home values up by 6% over last year!
As of November 2, 2020, there are 20 homes on the market in the Leaside (C11) area, ranging in price from $1,199,000 for a detached home on Mcrae Drive (5 days on the market) to $3,995,000 for an amazing detached home on Douglas Crescent (34 days on the market).
Last month, Leaside properties sold at an average of seven days after listing. A Fleming Crescent home sold two days after it was listed, while the longest remained on the market for 24 days. This doesn’t include the seven homes that have been listed for more than 30 days or the 13 homes that were listed in the month of October and are not selling at their current prices.
Seven of the sixteen homes sold at or above their initial asking prices. The highest selling Leaside transaction of the month featured a detached 4-bedroom, 5-bathroom home on a 30.84 x 132-foot lot with a private drive on Hanna Road. It sold for $2,950,000 which was 98% of the asking price. It was followed by a detached home on Parkhurst Boulevard which sold for $2,750,000 which was 93% of the initial listing price.
Entry into the Leaside market now requires buyers to spend at least $1,100,000 for a semi-detached home and at least$1,400,000 for a detached home.
