Monthly Update
Last month, 14 homes were given new owners in Leaside & Bennington Heights, including 11 detached, two semi-detached, and a townhouse. This is the same number compared to the homes sold from the same month of last year. The average value of last month’s transactions was $2,387,652, marking a 13.4% jump over last year’s October mean of $2,104,644.
Year-To-Date Update
For the first 10 months of 2022, 123 homes have sold in Leaside & Bennington Heights. This marks an 17.4% drop compared to the year-to-date sales figures through through October of last year. Ninety-six detached homes have found new owners so far this year, with average sale prices of $2,820,336. This is a 10.5% increase over the October 2021 year-to-date mean of $2,551,606. The average value of semi-detached homes also increased by 12.7% compared to the year-to-date mean through October 2021, jumping from $1,506,823 to $1,697,758.
Home values up by 11.2% over last year in Leaside & Bennington Heights!
As of November 1, 2022, there are 20 homes on the market in the Leaside (C11) area, ranging in price from $1,325,000 for a semi-detached home on Glenbrae Avenue (21 days on the market) to $4,659,000 for a detached home on Rykert Crescent (42 days on the market).
Last month, Leaside properties sold at an average of 12 days after listing. A Sutherland Drive home sold two days after it was listed, while the longest remained on the market for 43 days. This doesn’t include the five homes that have been listed for more than 30 days or the 14 homes that were listed in the month of October and are not selling at their current prices.
Three of the 14 October home sales sold at or above their initial asking prices. The highest selling Leaside transaction of the month featured a detached 4-bedroom, 6-bathroom home on a 42.49 x 135-foot lot with a private drive and built-in garage on Governors Road. It sold for $4,257,000 which was 99% of the asking price. It was followed by a detached home on Douglas Crescent which sold for $3,500,000 which was 95% of the initial listing price.
Entry into the Leaside market now requires buyers to spend $1,400,000 for either a semi-detached or detached home.
