Monthly Update
Thirteen homes changed hands in Leaside & Bennington Heights last month, including 12 detached and one semi-detached house. This marks a 44.4% increase over the nine home sales generated in September 2018. The average value of this year’s 13 transactions increased to $2,440,092, marking an 8.7% increase over last year’s September mean of $2,245,444. Detached home values increased last month, generating average sale prices of $2,549,683 for a 6% increase over last year.
Year-To-Date Update
During the first nine months of 2019, 129 homes have changed hands in Leaside & Bennington Heights. This marks a 33% increase compared to the year-to-date September 2018 sales figures, which saw 97 completed transactions. Ninety-five detached homes have changed hands so far this year, with an average value of $2,214,089. This is an 11.5% increase compared to the average sale price of $1,985,552 for the 76 detached homes that changed hands between January 1, 2018 and September 30, 2018. Semi-detached home sales increased by 57.9% compared to last year, rising from 19 sales to 30. However, the average value of semi-detached homes dropped 4.9% from 2018, falling from $1,281,297 to $1,218,833.
Monthly home sales up by 44.4% in Leaside & Bennington Heights!
As of October 3, 2019, there are 25 homes on the market in the Leaside (C11) area, ranging in price from $899,800 for an attached home on Millwood Road (4 days on the market) to $4,188,000 for a lovely detached home on Douglas Crescent (27 days on the market).
Last month, Leaside properties sold an average of 7 days after listing. One home on Leadale Avenue sold one day after it officially entered the market, while the longest lasted 37 days. This doesn’t include the five homes that have been listed for more than 30 days or the sixteen homes that were listed in the month of September and are not selling at their current prices.
Four homes sold at or above their initial asking prices. Last month’s most valuable Leaside sale involved a detached 4-bedroom, 5-bathroom home on a 36.52’ x 145’ lot with a private drive and garage on Hanna Road. It sold for $4,300,000, or 121 % of the original listing price. Another home on the same street sold for the same price, marking 116% of the owner’s initial ask.
Entry into the Leaside market now requires buyers to spend $1,000,000 for a semi-detached and at least $1,300,000 for a detached home. Buyers continue to look for homes in midtown while low inventory endures as the main driver of competitive bidding.
