Monthly Update
Last month, 11 homes were given new owners in Leaside & Bennington Heights including nine detached and two semi-detached homes. The average value of last month’s transactions was $2,428,545, marking a 23.5% increase over last year’s September mean of $1,966,800.
Year-To-Date Update
For the first nine months of 2021, 135 homes have sold in Leaside & Bennington Heights. This marks a 26.2% increase compared to the year-to-date sales figures through September 2020. One hundred six detached homes have found new owners so far this year, with average sale prices of $2,571,899. This is an 11.5% jump over the 2020 year-to-date mean of $2,307,454. The average value of semi-detached homes also increased by 10.8% compared to the year-to-date mean through September 2020, jumping from $1,358,148 to $1,504,226.
Home values up by 12.4% over last year in Leaside & Bennington Heights
As of September 30, 2021, there are 12 homes on the market in the Leaside (C11) area, ranging in price from $1,399,000 for a semi-detached home on Sutherland Drive (2 days on the market) to $3,549,000 for a multiplex on Millwood Road (262 days on the market).
Last month, Leaside properties sold at an average of six days after listing. A Mcrae Drive home sold two days after it was listed, while the longest remained on the market for 16 days. This doesn’t include the two homes that have been listed for more than 30 days or the 10 homes that were listed in the month of September and are not selling at their current price.
Eight of the eleven September home sales sold at or above their initial asking prices. The highest selling Leaside transaction of the month featured a detached 4-bedroom, 5-bathroom home on a 30.5 x 135-foot lot with a private drive and garage on Broadway Avenue. It sold for $3,465,000 which was 97% of the asking price. This was followed by another detached home on Parkhurst Boulevard which sold for $3,400,000 which was 115% of the initial listing price.
Entry into the Leaside market now requires buyers to spend at least $1,300,000 for a semi-detached home and at least $1,500,000 for a detached home.
