In the Leaside neighborhood, a total of four homes were recently sold, consisting of three detached homes and one semi-detached homes. The average value of these transactions last month was $2,047,500, marking a 3.1% increase from the mean average of $1,986,625 in August of the previous year.

Average Monthly Dollar values for All Homes in Leaside are up by 3.1% in August 2023.

Out of the four homes sold in August, two were sold at or above their initial asking prices. The highest-selling property was a charming detached single-family home featuring 3 bedrooms, 3 bathrooms, and located on Sutherland Drive, set upon a 28.79 x 100-foot lot with a private drive and no garage. This exceptional property achieved a sale price of $2,490,000, meeting the asking price in full. Another notable sale was a detached property on Rykert Crescent, which sold for $$2,475,000 equivalent to 95% of the initial listing price.

Additionally, Leaside properties boasted an average market time of just eleven days last month. The quickest sale happened in a mere 7 days for a home on Sutherland Drive. In contrast, the longest sale took 18 days for a home on Donlea Drive. However, eight homes remained listed for over 30 days, and five others listed in August are still unsold at their current prices.

Entry into the Leaside market now requires buyers to spend $1,300,000 for a semi-detached home and at least $1,580,000 for a detached home.
