August 2024: Leaside Home Prices Drop by 6%
In the Leaside area, there were five recent home sales, including three detached properties and one semi-detached.
The average transaction value last month was $1,924,800, reflecting a 6% decrease compared to the August 2023 average of $2,047,500.
Of the five homes, only two sold at or above their asking prices, making up 40% of the total sales. The top-selling property was a detached 3-bedroom, 5-bathroom custom home on a 28 x 140.97-ft lot on Millwood Rd, which sold for $3,000,000 after 60 days on the market, at 94% of the original list price.
The second highest sale was a detached 3-bedroom, 4-bathroom home on Parklea Dr, which sold for $2,225,000—119% of the asking price—after just 3 days on the market, making it the fastest sale in Leaside this month.
With the Bank of Canada's recent rate drop to 4.25%, the real estate market is buzzing with excitement. As we head into the fall season, we anticipate a shift toward a balanced market in both Davisville and Leaside.
