In the Leaside neighborhood, a total of five homes were recently sold, consisting of three detached homes and one semi-detached home. The average value of these transactions last month was $1,860,000, marking a 100% increase from the mean average of $0 in December of the previous year.

Out of the five homes sold in December, one was sold at or above its initial asking price. The most prominent sale was a perfect family home with a spacious lot nestled within the coveted South Leaside neighborhood. It features 4 bedrooms, 4 bathrooms, and sits on a substantial 40 x 145-foot lot with the convenience of a private drive and a built-in 2-car garage. Notably, it was purchased for $2,765,000, which was 93% of its listed price. Another remarkable sale was a detached property on Hanna Road that sold for $2,285,000, achieving 95% of its initial listing price.
Last month, the average Leaside home sold within 26 days of listing. The quickest sale occurred in 10 days on Eglinton Avenue, while the longest took 50 days on Glendale Boulevard. However, 10 homes remained listed for over 30 days, and 1 other, listed in December, is still unsold at its current price.
As of January 5, 2024, 10 homes are currently for sale in Leaside community. These range in price from $278,901 for a property on Industrial Street (listed for 35 days) to $5,398,000 for a detached on Brentcliffe Road (listed for 52 days).
