Monthly Update

In the Leaside neighborhood, two sales were recorded, both comprising detached properties. However, the average value of these transactions last month saw a notable decrease of 18.4% compared to January of the previous year, averaging at $1,927,000.

Leaside's Real Estate Market Takes a Dive: Home Sales Plunge by 66.7%


Interestingly, neither of the homes sold in January surpassed their initial asking prices. The standout sale was on Mcrae, it featured a large lot on a busy street, boasting a rare 40x150-foot south-facing lot with an inground pool.  Despite being listed multiple times, the Mcrae property took 22+7+17 days to sell, highlighting its unique market journey. The other was land value in the Bessborough school district backing onto a church with a shot 110’ lot, it was a 2-storey original brick home. 

Despite these fluctuations, the average Leaside home sold within 17 days of listing last month, with the lone sale on Mcrae Drive taking 43 days. However, with nine homes still listed for over 30 days and one remaining unsold at its price since January, the market continues to present diverse challenges and opportunities for buyers and sellers alike. As we move forward, we anticipate further shifts and remain committed to guiding our clients with expertise and dedication.

As of January 31, 2024, 10 homes are currently for sale in Leaside. These range in price from $278,901 for a property on Industrial Street (listed for 59 days) to $5,398,000 for a detached on Brentcliffe Road (listed for  76 days).

Entry into the Leaside market now requires buyers to spend $1,280,000 for a semi-detached home and at least $1,580,000 for a detached home.
