In Leaside, there have been 10 recent home sales: nine detached and one semi-detached homes.
Leaside Keeps Momentum with Higher Sales!
While only one out of the 10 properties sold at or above their asking price, last month’s average transaction value was $2,685,900. This was 18.1% higher than August 2023's average of $2,273,693, with a 7.3% increase in dollar value for detached homes.
The highest sale was a detached 4-bedroom, 6-bathroom custom home on a 40 x 127-foot lot on Rykert Cres. It sold for $4,225,000, which is 98% of the asking price and 12 days on the market.
The fastest-selling home was a 3-bedroom, 5-bathroom detached home on Rutherglen Rd. It sold for the asking price of $2,249,000 in just one day on the market!
As we move into the summer season, we expect a transition to a balanced market with a slight advantage for home sellers in Davisville Village and Leaside.
