Monthly Update

In the Leaside neighborhood, a total of  thirteen homes were recently sold, consisting of eleven detached homes and two semi-detached homes. The average value of these transactions last month was $2,246,620, marking a 17.1% increase from the mean average of $1,918,136 in November of the previous year.

Average Monthly Units Sold for Detached Homes in Leaside Surged by 83.3%. for November 2023

Out of the thirteen homes sold in November, one was sold at or above their initial asking prices. The most prominent sale was a a rare 1943-built, 2165-square-foot home featuring a charming centre hall design, 4 bedrooms, 3 bathrooms sits on a substantial 38.88 x 104-foot lot with the convenience of a private drive and Built-In garage. Notably, it was purchased for $3,015,000 which was 98% of its listed price. Another remarkable sale was a detached property on Airdrie Road that sold for $2,850,000 exceeding expectations by achieving 95% of its initial listing price.

Last month, the average Leaside home sold within 18 days of listing. The quickest sale occurred in just 3 days on Thursfield Crescent, while the longest took 51 days on  Nesbitt Drive however, 11 homes remained listed for over 30  days, and 6 others listed in November are still unsold at their current prices.

Entry into the Leaside market now requires buyers to spend $1,270,000 for a semi-detached home and at least $1,580,000 for a detached home.
