In the Leaside neighborhood, a total of  ten homes were recently sold, consisting of nine detached homes and one semi-detached homes. The average value of these transactions last month was $2,116,800, marking a 9.5% decrease from the mean average of $2,338,644 in October of the previous year.

Average Days On Market for Detached Homes in Leaside Surged by 58.3%. for October 2023

Out of the ten homes sold in October, two were sold at or above their initial asking prices. The most prominent sale was a renovation-ready, detached 2-storey single-family home located on Bennington Heights Drive. This property, boasting 4 bedrooms and 3 bathrooms, sits on a substantial 50.06 x 103.13-foot lot with the convenience of a private drive and two attached garages. Notably, it was purchased for $3,625,000, which was 97% of its listed price. Another remarkable sale was a detached property on Lumley Avenue that sold for $2,728,000, exceeding expectations by achieving 109% of its initial listing price.

Last month, the average Leaside home sold within 18 days of listing. The quickest sale occurred in just 3 days on Sutherland Drive, while the longest took 6 days on Lumley Avenue. However, two homes remained listed for over 9 days, and 21 others listed in October are still unsold at their current prices.

Entry into the Leaside market now requires buyers to spend $1,270,000 for a semi-detached home and at least $1,580,000 for a detached home.
