Leaside Market Heats Up; Home Prices on the Rise
In Leaside, 11 homes were recently sold, including nine detached and two semi-detached properties.
Four sold at or above their asking prices, representing 36% of the total sales.
The average transaction value last month in Leaside was $2,415,182, reflecting a 7.5% increase compared to November 2023 average of $2,246,620.
The highest sale was a 4-bedroom, 5-bathroom home on a 32.4 x 135-ft lot on Bessborough Dr, which sold for $4,295,000 at 98% of the asking price after 26 days on the market.
The second-highest sale was a 4-bedroom, 5-bathroom detached home on Millwood Rd, selling for $3,375,000—97% of the asking price after just five days on the market.
As of December 1st, there are 31 homes for sale in Leaside. They range in price from $1,299,000 for a semi-detached home on Vanderhoof Ave to $4,599,000 for a detached on Glenvale Blvd.
With another anticipated rate cut from the Bank of Canada, Davisville Village and Leaside are transitioning toward a more balanced market as winter approaches.
