October Sees Huge Price Jump at 13% for Leaside Homes
In the Leaside area, 13 homes were recently sold, consisting of ten detached and three semi-detached properties.
Seven sold at or above their asking prices, representing 50% of the total sales.
The average transaction value last month was $2,393,072, reflecting a 13.1% jump compared to the October 2023 average of $2,116,800.
The highest sale was a 4-bedroom, 5-bathroom home on a 50 x 134.66-ft lot on Evergreen Gardens, selling for $4,932,562 after just a day on the market at 99% of the asking price.
The second-highest sale was a 4-bedroom, 5-bathroom detached home on Cameron Cres, selling for $3,151,000—113% of the asking price also after a day on the market.
With the Bank of Canada's major rate drop to 3.75%, the real estate market is buzzing with excitement. This fall season, we anticipate a shift toward a balanced market in both Davisville and Leaside.
