Leaside Home Prices Drop by 7.3% in September
In the Leaside area, 14 homes were recently sold, consisting of twelve detached and two semi-detached properties.
Seven sold at or above their asking prices, representing 50% of the total sales.
The average transaction value last month was $2,499,929, reflecting a 7.3% decrease compared to the September 2023 average of $2,697,821.
The highest sale was a recently constructed 4-bedroom, 6-bathroom home on a 100 x 100-ft lot on Heath St E, selling for $7,895,000 after just a day on the market at full asking price. Impressive!
The second-highest sale was a detached 4-bedroom, 6-bathroom home on Rumsey Rd, selling for $3,745,000—99% of the asking price after eight days on the market.
With the Bank of Canada's recent rate drop to 4.25%, the real estate market is buzzing with excitement. As we enter the fall season, we anticipate a shift toward a balanced market in both Davisville and Leaside.
