The 2022 calendar year saw 31 home sales in Moore Park, down 32.6% from the 2021 total of 46 transactions. The 2022 sales included 27 detached homes, which attracted average sale prices of $3,715,136. This marked a 10.9% increase compared to the 41 detached homes that sold for an average of $3,350,941 in 2021. However, semi-detached properties experienced a price drop, down by an average of 8.3% from $2,356,667 in 2021 to $2,160,333.
Last year’s most expensive home sale was a 4-bedroom, 6-bathroom detached home on a 50 x 125-foot lot with a private drive on Inglewood Drive, which sold for $7,250,000 (97% of the asking price). The least expensive home sold in Moore Park last year was a semi-detached home on Moore Avenue which sold for $1,530,000 (109% of the asking price).
Entry into the Moore Park market now requires buyers to spend at least $2,100,000 for a detached home. Buyers continue to look for homes in midtown while low inventory endures as the main driver of competitive bidding.

As of January 4, 2023, there are two homes available in the Moore Park area, ranging in price from $2,795,000 for a duplex on Inglewood Drive (84 days on the market) to $7,800,000 for a detached home on Harper Avenue (64 days on the market).
Last month, two homes sold in Moore Park, both were detached homes. The average time to sell a home was 28 days. The home on Hudson Drive sold seven days after it was listed, while the other home remained on the market for 49 days.
None of the homes sold at or above their initial asking prices. The highest selling Moore Park transaction of the month featured a detached 4-bedroom, 6-bathroom home on a 50 x 125-foot lot with a private drive and attached garage on Inglewood Drive. It sold for $7,250,000 which was 97% of the asking price. The other detached home on Hudson Drive sold for $4,150,000 which was 99% of the initial listing price.
