As of March 8, 2023, there are only four homes available in the Moore Park area, ranging in price from $3,195,000 for a detached home in Old Bridle Path (14 days on the market) to $5,995,000 for a detached home in Hudson Drive (50 days on the market).
Last month, only three homes were sold in Moore Park, all were detached homes. One is a 3-bedroom home sold at $2,406,000 which is 98% of its asking price and was only 4 days in the market. The other two detached homes sold at an average price of $2,340,400 or 112% of their asking price and an average of 4 days in the market as well.
Two homes were above their initial asking prices. Last month’s most valuable home sale was a detached 4-bedroom, 2-bathroom home on a 32.17 x 150-foot lot with a mutual driveway and 1 detached garage on Clifton Road. It sold for $2,628, 000, or 112% of the original listing price. This was followed by a detached on the same street which sold for $2,406,000 or 98% of the initial listing price.
Entry into the Moore Park market now requires buyers to spend at least $2,200,000 for a detached home. Buyers continue to look for homes in midtown while low inventory endures as the main driver of competitive bidding.
