As of August 3, 2020, there are five homes available in the Moore Park area, ranging in price from $2,388,000 for a duplex on Clifton Road (1 day on the market) to $5,995,000 for a detached home on Rosedale Heights Drive (63 days on the market).
Last month, four homes sold in Moore Park, all were detached homes. The average time to sell a home was 10 days. The home on Rose Park Drive sold two days after it was listed, while the longest lasted 24 days. This doesn't include the two homes that have been listed for more than 30 days or the other two homes that were listed in the month of July and have yet to sell at its current listed price.
Two of the four homes sold at or above their listed price last month. July’s most valuable home sale was a detached 4-bedroom, 4-bathroom home on an 81 x 276-foot lot with a private drive and garage on Inglewood Drive. It sold for $5,900,000, which was107% of the original listing price. It was followed by another detached home on Rose Park Drive which sold for $2,350,000, or 98% of the asking price.
Entry into the Moore Park market now requires buyers to spend $2,300,000 for a semi-detached and at least $2,000,000
for a detached home. Buyers continue to look for homes in midtown while low inventory endures as the main driver of competitive bidding.
