As of July 2, 2021, there are two homes available in the Moore Park area, ranging in price from $2,289,000 for a detached home on St Clair Avenue East (11 days on the market) to $3,180,000 for another detached home on the same street (21 days on the market).

Last month, six homes sold in Moore Park, all were detached homes. The average time to sell a home was 11 days. The home on Heath Street East sold five days after it was listed, while the longest remained on the market for 22 days. Both homes currently available have been listed in the month of  June and have yet to sell for its current list price. 

Four of the six homes sold at or above their initial asking prices. The highest selling Moore Park transaction of the month featured a detached 5-bedroom, 5-bathroom home on a 55 x 139-foot lot with a private drive and garage on Inglewood Drive. It sold for $4,020,000 which was 97% of the asking price. This was followed by another detached home on the same street which sold for $3,850,000 which was 100% of the initial listing price. 

Entry into the Moore Park market now requires buyers to spend at least $1,700,000 for a detached home. Buyers continue to look for homes in midtown while low inventory endures as the main driver of competitive bidding.
