As of April 8, 2020, there are four homes available in the Moore Park area, ranging in price from $2,395,000 for a detached home on Rose Park Drive (20 days on the market) to $6,395,000 for a detached home on Rosedale Heights Drive (66 days on the market).

Last month, three homes sold in Moore Park, all were detached homes. The average time to sell a home was five days. The home on St Clair Avenue East sold three days after it was listed, while the longest lasted seven days. This doesn't include the only home that has been listed for more than 30 days or the three homes that were listed in the month of March and has yet to sell at its current listed price. 

All three homes sold above their listed price last month. March’s most valuable home sale was a detached 5-bedroom, 3-bathroom home on a 40 x 184-foot lot with a private drive and garage on Ridge Drive. It sold for $3,155,000, which was 106% of the original listing price. It was followed by another detached home on St Clair Avenue East which sold for $2,388,000, or 111% of the asking price. 

Entry into the Moore Park market now requires buyers to spend at least $2,300,000 for either semi-detached or detached home. Buyers continue to look for homes in midtown while low inventory endures as the main driver of competitive bidding.
