As of October 3, 2022, there are five homes available in the Moore Park area, ranging in price from $2,699,000 for a detached home on Heath Street East (10 days on the market) to $8,100,000 for a detached home on Harper Avenue (105 days on the market). This includes the single home that has been listed for more than 30 days and the four homes that were listed in the month of September and are not selling at their current prices.
Last month, only one home sold in Moore Park and it sold two days after it was listed. It was a detached 3-bedroom, 4-bathroom home on a 40 x 185-foot lot with a private drive and attached garage on Ridge Drive. It sold for $3,700,000 which was 103% of the asking price.
Entry into the Moore Park market now requires buyers to spend at least $2,100,000 for a detached home. Buyers continue to look for homes in midtown while low inventory endures as the main driver of competitive bidding.
