The 2022 calendar year saw 49 home sales in Rosedale, down 34.7% from the 2021 total of 75 transactions. The 2022 sales included 40 detached homes, which attracted average sale prices of $4,638,411. This marked a 17.2% drop compared to the 54 detached homes that sold for an average of $5,601,278 in 2021. Semi-detached sales were also down, down by 52.9% from 17 to eight homes sold over the previous year. Semi-detached properties also experienced a price decrease, down by an average of 3% from $3,511,235 in 2021 to $3,406,625.
Last year’s most expensive home sale was a 4-bedroom, 5-bathroom detached home on a 74.19 x 132.6-foot lot with a private drive on Crescent Road, which sold for $11,575,000 (84% of the asking price). The least expensive home sold in Rosedale in 2022 was a detached home on Standish Avenue which sold for $2,155,000 (103% of the asking price).
Entry into the Rosedale market now requires buyers to spend at least $2,200,000 for a detached home. Buyers continue to look for homes in midtown while low inventory endures as the main driver of competitive bidding.

Monthly Update
As of January 4, 2023, there are seven homes available in the Rosedale area of the Toronto Real Estate Board’s C09 zone, ranging in price from $4,249,000 for a detached home on Nanton Avenue (95 days on the market) to $16,595,000 for a detached home on Castle Frank Road (113 days on the market). All homes currently available have been listed for more than 30 days and are not selling at their current prices.
Last month only one home sold in Rosedale. It was a 4-bedroom, 5-bathroom detached home on a 30.06 x 142.64-foot lot with a lane drive and garage on Edgewood Crescent. It sold 22 days after it was listed for $3,405,000, or 97% of the original listing price.
