As of September 8, 2023, there are 13 homes available in the Rosedale area of the Toronto Real Estate Board’s C09 zone, ranging in price from $2,399,000 for a detached on Glen Road (25 days on the market) to $11,988,000 for a detached home on Astley Avenue (119 days on the market). This includes the seven homes that have been listed for more than 30 days and the other five homes that were listed in the month of July and are not selling at their current price.
Last month, one home was sold in Rosedale. The highest-selling home of the month featured a detached 3-bedroom, 5-bathroom home on a 25.9 x 129.35 foot lot with a private driveway and 1-car attached garage at Maple Avenue. It sold for $3,500,000.00 which was 89% of the asking price.
Entry into the Rosedale market now requires buyers to spend at least $4,500,000 for a semi-detached home and $2,320,000 for semi-detached homes. Buyers continue to look for homes in midtown while low inventory endures as the main driver of competitive bidding.
