As of April 5, 2023, there are 10 homes available in the Rosedale area of the Toronto Real Estate Board’s C09 zone, ranging in price from $2,589,000.00 for a detached on Astley Ave (19 days on the market) to $16,595,000 for a detached home on Castle Frank Road (204 days on the market). This includes the nine homes that have been listed for more than 30 days and the other home that was listed in the month of March and is not selling at its current price.
Last month, only one home was sold in Rosedale. The only Rosedale transaction of the month featured a detached 4-bedroom, 4-bathroom home on a 35 x 150-foot lot with a mutual driveway and one detached garage at Nanton Avenue. It sold for $3,850,000 which was 91% of the asking price.
Entry into the Rosedale market now requires buyers to spend at least $4,435,000 for a detached home and $4,500,000 for semi-detached homes. Buyers continue to look for homes in midtown while low inventory endures as the main driver of competitive bidding.
