As of November 30, 2022, there are 11 homes available in the Rosedale area of the Toronto Real Estate Board’s C09 zone, ranging in price from $3,499,000 for a detached home on Edgewood Crescent (14 days on the market) to $16,595,000 for a detached home on Castle Frank Road (78 days on the market).

Last month,  two homes sold in Rosedale, both were detached homes. The average time to sell a home was 43 days. The home on Elm Avenue sold 31 days after it was listed, while the other remained on the market for 54 days. This doesn’t include the five homes that have been listed for more than 30 days or the six homes that were listed in the month of November and are not selling at their current prices.

None of the two homes sold at or above their initial asking prices. Last month’s most valuable home sale was a detached 4-bedroom, 5-bathroom home on a 81.43 x 80.5-foot lot with a lane drive and garage on Mathersfield Drive. It sold for $4,180,038, or 93% of the original listing price. The other home on Elm Avenue sold for $4,150,000 which was 90% of the initial listing price. 

Entry into the Rosedale market now requires buyers to spend at least $2,200,000 for a detached home. Buyers continue to look for homes in midtown while low inventory endures as the main driver of competitive bidding.
