As of August 3, 2020, there are 19 homes available in the Rosedale area of the Toronto Real Estate Board’s C09 zone, ranging in price from $2,395,000 for a detached home on Astley Avenue (87 days on the market) to $19,800,000 for a detached home on Park Road (494 days on the market). 

Last month, nine homes sold in Rosedale including seven detached and two semi-detached homes. The average time to sell a home was 37 days. The home on Roxborough Street East sold a day after it was listed, while the longest lasted 163 days on the market. This doesn't include the eight homes that have been listed for more than 30 days or the 11 homes that were listed in the month of July and have yet to sell for its current list price. 

Three of the nine home sales sold at or above their listed price. Last month’s most valuable home sale was a detached 6-bedroom, 6-bathroom home on a 62.01 x 214-foot lot with a private drive and garage on South Drive. It sold for $8,900,000, or 89% of the original listing price. It was followed by a detached home on Roxborough Drive which sold for $7,850,000 which was 98% of the initial listing price. 

Entry into the Rosedale market now requires buyers to spend at least $2,000,000 for a detached home and at least $2,900,000 for a semi-detached home. Buyers continue to look for homes in midtown while low inventory endures as the main driver of competitive bidding.
