As of November 2, there are 13 homes available in the Rosedale area of the Toronto Real Estate Board’s C09 zone, ranging in price from $3,350,000 for a semi-detached home on Nanton Avenue (63 days on the market) to $16,595,000 for a detached home on Castle Frank Road (50 days on the market). 

Last month,  six homes sold in Rosedale, including five detached homes  and a duplex. The average time to sell a home was 21 days. The home on Mckenzie Avenue sold two days after it was listed, while the longest remained on the market for 78 daysThis doesn’t include the nine homes that have been listed for more than 30 days or the four homes that were listed in the month of October and are not selling at their current prices.

One of the six homes sold at or above their initial asking prices. Last month’s most valuable home sale was a detached 5-bedroom, 7-bathroom home on a 54.99 x 147-foot lot with a private drive and garage on Mckenzie Avenue. It sold for $9,500,000, or 95% of the original listing price. It was followed by a detached home on Maple Avenue which sold for $4,680,000 which was 95% of the initial listing price. 

Entry into the Rosedale market now requires buyers to spend at least $3,000,000 for a detached home. Buyers continue to look for homes in midtown while low inventory endures as the main driver of competitive bidding.
