As of October 2, 2020, there are 28 homes available in the Rosedale area of the Toronto Real Estate Board’s C09 zone, ranging in price from $2,688,000 for a detached home on Edgewood Crescent (28 days on the market) to $19,800,000 for a detached home on Park Road (554 days on the market). 

Last month, seven homes sold in Rosedale including five detached and two semi-detached homes. The average time to sell a home was 24 days. The home on Douglas Drive sold two days after it was listed, while the longest lasted 123 days on the market. This doesn't include the eight homes that have been listed for more than 30 days or the 18 homes that were listed in the month of September and have yet to sell for its current list price. 

Five of the seven homes sold at or above their listed price. Last month’s most valuable home sale was a detached 5-bedroom, 4-bathroom home on a 54.14 x 111.75-foot lot with a private drive on Elm Avenue. It sold for $4,070,000, or 102% of the original listing price. It was followed by a detached home on Douglas Drive which sold for $3,895,000 which was 100% of the initial listing price. 

Entry into the Rosedale market now requires buyers to spend at least $2,000,000 for a detached home and at least $2,500,000 for a semi-detached home. Buyers continue to look for homes in midtown while low inventory endures as the main driver of competitive bidding.
