As of September 30, 2021, there are 14 homes available in the Rosedale area of the Toronto Real Estate Board’s C09 zone, ranging in price from $2,990,000 for a semi-detached home on Pricefield Road (17 days on the market) to $12,800,000 for a detached home on South Drive (15 days on the market). 

Last month,  five homes sold in Rosedale. All were detached homes. The average time to sell a home was 19 days. The home on Chestnut Park Road sold seven days after it was listed while longest remained on the market for  55 days. This doesn't include the four homes that have been listed for more than 30 days or the ten homes that were listed in the month of September  and have yet to sell for its current list price. 

Two of the five homes sold at or above their listed price. Last month’s most valuable home sale was a detached 6-bedroom, 5-bathroom home on a 53 x 166-foot lot with a private drive and garage on Chestnut Park Road. It sold for $9,380,000, or 96% of the original listing price. This was followed by another detached home on Douglas Drive which sold for $8,350,000 which was 104% of the initial listing price. 

Entry into the Rosedale market now requires buyers to spend at least $2,500,000 for a detached home and at least $2,300,000 for a semi-detached home. Buyers continue to look for homes in midtown while low inventory endures as the main driver of competitive bidding.
