Monthly Update
Seven homes changed hands in Davisville Village in the second month of 2019, including one detached and six semi-detached homes, marking a 12.5% decrease over the eight home sales we saw in February of last year. The average value of the seven February 2019 home sales rose to $1,852,000, an 18.8% increase from last year’s February mean of $1,558,750. Last month, Davisville Village detached homes were valued at an average price of $2,940,000, a 71.5% increase from last year’s average of $1,714,000.
Year-To-Date Update
Over the first two months of 2019, 11 homes have changed hands in Davisville Village. This marks an 8.3% drop compared to the year-to-date February 2018 sales figures, which saw 12 completed transactions. Two detached homes have found new owners so far this year, with an average transaction value of $2,337,500. This is a 39% increase compared to the average sale price of $1,681,286 for the seven detached homes that changed hands in the first two months of 2018. Semi-detached home sales increased by 200% compared to last year, rising from three sales to nine. The average value of Davisville Village semi-detached homes also increased 18.6 % compared to February 2018, from $1,300,000 to $1,541,222.
Davisville Village Home values up by 18.8% over last year!
As of March 4, 2019, there are nine homes on the market in the Davisville Village area. These homes range in price from $1,195,000 for a semi-detached home on Hillsdale Avenue East (four days on the market) to $2,495,000 for a detached home on Merton Street (55 days on the market).
Last month, seven homes sold in Davisville, including one detached and six semi-detached homes. The average time to sell a home was 10 days; one home on Millwood Road sold five days after it was listed, while the longest remained on the market for 23 days. This doesn't include the five homes that had been listed for more than 30 days or the four homes that were listed in the month of February and are not selling at their current listed prices.
Three of the four February 2019 home sales sold at or above their listed price. The most valuable Davisville Village home sale of the month was a detached 5-bedroom, 7-bathroom home on a 29.99’ x 150’ lot with a private drive and garage on Hoyle Avenue. It sold for 98% of the asking price. It was followed by a home on Millwood Road that fetched 99% of its original asking price.
Entry into the Davisville Village market now requires buyers to spend $1,300,000 for a semi-detached home and at least $3,000,000 for a detached home. Buyers continue to look for homes in midtown while low inventory endures as the main driver of competitive bidding.
