Monthly Update
Twenty-one homes changed hands in Davisville Village last month, including 15 detached , 5 semi-detached, and one triplex property. This marks a 110% increase over the 10 home sales we saw last May of 2018. The average value of the May 2019 home sales rose to $1,750,714, an 18.2% increase from last year’s May mean of $1,481,153. The average value of semi-detached homes also increased last month by generating average sale prices of $1,892,800, a 22.6% increase over last year.
Year-To-Date Update
Over the first five months of 2019, 53 homes have changed hands in Davisville Village. This marks a 29.3% increase compared to the year-to-date May 2018 sales figures, which saw 41 completed transactions. Twenty-five detached homes have found new owners so far this year, with an average transaction value of $1,976,980. This is a 10.8% increase compared to the average sale price of $1,784,877 for the 24 detached homes that changed hands in May of 2018. Semi-detached home sales increased by 85.7% compared to last year, rising from 14 sales to 26. The average value of Davisville Village semi-detached homes also increased by 9.9% compared to May 2018, from $1,238,966 to $1,361,885.
Davisville Village monthly home sales up by 110% over last year!
As of June 3, 2019, there are 17 homes on the market in the Davisville Village area. These homes range in price from $969,900 for a detached home on Davisville Avenue (five days on the market) to $2,895,000 for a detached home on Hillsdale Avenue East (21 days on the market).
Last month, the average Davisville home sold after 10 days on the market. A Millwood Avenue home sold one day after it was listed, while the longest remained on the market for 64 days. This doesn’t include the two homes that had been listed for more than 30 days or the 13 homes that were listed in the month of May and are not selling at their current prices.
Thirteen of the May 2019 home sales sold at or above their listed price. The most valuable Davisville Village transaction of the month featured a detached 4-bedroom, 5-bathroom home on a 25 x 125-foot lot with a private drive and garage on Belsize Drive. It sold for 99% of the asking price. This was followed by a stunning home on the same street that fetched 96% of the owner’s initial asking price.
Entry into the Davisville Village market now requires buyers to spend $1,100,000 for a semi-detached home and at least $1,400,000 for a detached home. Buyers continue to look for homes in midtown while low inventory endures as the main driver of competitive bidding.
