Monthly Update
Four homes changed hands in Davisville Village in the final month of 2020, including three semi-detached and one detached home. The average value of the four transactions came in at $1,617,500, marking a 21.3% increase from December 2019.
Two of the December 2020 home sales sold at or above the listed asking price. The month’s highest-value transaction involved a detached 4-bedroom, 5-bathroom home on a 24.15 x 133.25-foot Hillsdale Avenue East lot with a mutual driveway, which sold for $2,680,000 (96% of the asking price). It was followed by a home on Manor Road East which sold for $1,365,000 (101% of the asking price).
Last month, Davisville Village homes sold in an average of 49 days. The quickest sale was a Millwood Road property that was sold 11 days after it was listed, while the longest sale period was 78 days.
As of January 4, 2021, there are six homes for sale in the Davisville Village area. They range in price from $1,559,000 for a detached home on Balliol Street (79 days on the market) to $2,850,000 for another detached home on Soudan Avenue (106 days on the market).

The 2020 calendar year saw 138 home sales in Davisville Village, up 8.7% from the 2019 total of 127 transactions. The 2020 sales included 68 detached homes, which attracted average sale prices of $1,939,673. This marked a 5.4% increase compared to the 60 detached homes that sold for an average of $1,840,260 in 2019. Semi-detached sales were also up, increasing by 1.6% from 61 to 62 homes sold over the previous year. Semi-detached properties also experienced a price increase, rising an average of 9.4% from $1,346,681 in 2019 to $1,473,699. Is 2021 the time to buy or sell?
Entry into the Davisville Village market now requires buyers to spend over $1 million for a semi-detached home and at least $1.3 million for a detached home. Buyers continue to seek homes in midtown while low inventory persists as a main driver of competitive bidding.
