The 2021 calendar year saw 175 home sales in Davisville Village, up 28.7% from the 2020 total of 136 transactions. The 2021 sales included 100 detached homes, which attracted average sale prices of $2,273,564. This marked a 16.8% increase compared to the 67 detached homes that sold for an average of $1,946,981 in 2020. Semi-detached sales were also up, increasing by 9.7% from 62 to 68 homes sold over the previous year. Semi-detached properties also experienced a price increase, rising an average of 5% from $1,473,699 in 2020 to $1,547,766. Is 2022 the time to buy or sell?
Last year’s most expensive home sale was a detached 5-bedroom, 5-bathroom home on a 50 x 161-foot lot with a private drive and garage on Millwood Road, which sold for $4,100,000 (98% of the asking price). The least expensive home sold in Davisville Village in 2020 was a detached bungalow on Marmot Street which sold for $1,000,000 (100% of the asking price) and in its original condition.
Entry into the Davisville Village market now requires buyers to spend over $1.2 million for a semi-detached home and at least $1.5 million for a detached home. Buyers continue to seek homes in midtown while low inventory persists as a main driver of competitive bidding.

Monthly Update
Nine homes changed hands in Davisville Village in the final month of 2021, including three semi-detached and six detached homes. The average value of the eight transactions came in at $2,167,756, marking a 34% increase from December 2020.
All but one of the December 2021 home sales sold at or above the listed asking price. The month’s highest-value transaction involved a detached 4-bedroom, 4-bathroom home on a 24.75 x 142.7-foot Hillsdale Avenue East lot with a private drive and garage, which sold for $2,850,000 (95% of the asking price). It was followed by a home on the same street which sold for $2,804,000 (112% of the asking price).
Last month, Davisville Village homes sold in an average of 12 days. The quickest sale was a Hillsdale Avenue East property that was sold five days after it was listed, while the longest sale period was 34 days.
As of December 28, 2021, there are seven homes for sale in the Davisville Village area. They range in price from $1,595,000 for a semi-detached home on Millwood Road (64 days on the market) to $3,290,000 for a detached home on Manor Road East (11 days on the market).
