Monthly Update
Twelve houses got new owners in Davisville Village, Seven of which were detached homes and five were semi-detached homes. This is higher compared to the number of homes sold in the same month of last year. The average value of the March 2023 transactions was $2,222,103 marking a 19% decrease from last year’s April mean average of $1,866,864.
Davisville Village monthly home sales are up by 9.1% in April 2023!
There were 9 homes sold at or above their initial asking prices for the last month. The highest-selling Davisville Village transaction of the month featured a detached 3-bedroom, 4-bathroom home on a 24 x 125-foot lot with 3 Built-In garage spaces at Thurloe Avenue. It sold for $3,740,000 which was 96% of the asking price. The other home on Manor Rd East sold for $3,179,500 which was 104% of the initial listing price. Last month, the average Davisville home sold after 9 days on the market. A house at Manor Road East sold just two days after it was listed.
On the other hand, another home in Merton Street remained on the market for 27 days. This doesn’t include the six homes that have been listed for more than 30 days or the other three that were listed in the month of April and are not selling at their current prices.
As of May 3, 2023, there are 12 homes on the market in the Davisville Village area. These homes range in price from $1,199,000 for a semi-detached home on Davisville Avenue (1 day on the market) to $4,000,000 for a detached home at Merton Street (9 days on the market).
