Despite Low Inventory, More Davisville Village Homes Sell Above Asking

In April, 13 homes were sold in Davisville Village: eight detached and five semi-detached homes. 10 of these sold at or above their asking price which is 77% of total sales.

The average value of these transactions was $1,861,692, which is a 16.7% dip compared to the previous year’s average of $2,222,103.

The highest-selling transaction was a detached 8-bedroom, 5-bathroom 2-story rental home on a 42 x 156-foot lot on Millwood Rd. It sold for $2,767,000, which was 93% of the asking price after two listing attempts with 62 days on the market.

One notable sale was a detached home on Belsize Drive overlooking the western Parkette. It sold for $2,500,000, at 97% of the asking price within 3 days on the market.

As of May 1st, 2024, there were 14 homes for sale in Davisville Village. These range in price from $4,788,000 for a detached home on Soudan Avenue with a frontage of 28.33 x 150 sqft to our latest listing, a semi-detached home at 274 Belsize Drive with a view of the Parkette listed for $1,299,000.
