In August 2023, 5 Davisville Village homes were sold, including 2 detached and 3 semi-detached. These numbers are the same as the number of sales from the same month of last year. The average value of the August 2023 transactions was $1,826,800 marking a 0.7% increase from last year’s August mean average of $1,814,000.
Average Monthly Dollar Values for Semi-Detached Homes in Davisville Village Surged by 17.2%. for August 2023
Last month, 3 homes sold at or above asking prices. The top sale in Davisville Village showcased a a stunning semi-detached 2-storey home on a 20 x 176 foot lot, mutual driveway, and no garage on Merton Street. It achieved a remarkable sale price of $2,200,000, exceeding the asking price by 110%. Another home on Manor Road East sold for $2,075,000 which was 101% of the initial listing price. Last month, the average Davisville home sold within 7 days of being listed on the market.
A house on Merton Street, however, was sold in just two days after it was listed. While some homes sold quickly, others remained on the market for longer periods. In fact, one home was listed for 30 days, and five others have been listed for over 14 days. Additionally, three homes listed in August are not selling at their current prices.
