DAVISVILLE’S HOUSING MARKET FINALLY SHIFTS
In August, 10 homes were sold in Davisville Village, consisting of six detached and four semi-detached properties. The average sale price was $1,841,000, reflecting a slight 1% increase compared to August 2023’s average of $1,826,800.
Only three of these homes sold at or above their asking price, making up 30% of the total sales. The highest transaction was a 4-bedroom, 4-bathroom, 2-story detached home on a 25 x 148-foot lot on Balliol St. It sold for $2,430,000, which was 90% of the asking price after 22 days on the market.
The second-highest sale is a 4-bedroom, 4-bathroom detached on Cleveland St. It sold for $2,100,000 which is 97% of the asking price after 34 days on the market.
As of September, there are 11 homes for sale in Davisville Village, ranging in price from $1,150,000 for a detached home to $3,995,000 for a fourplex. Among them is The Seymour Team’s latest listing: a 5-bedroom, 4-bathroom detached home on Davisville Avenue, priced at $2,599,000.
