In December 2023, 8 Davisville Village homes were sold, including 6 detached and 2 semi-detached. These numbers are higher compared to the number of sales from the same month of last year. The average value of the December 2023 transactions was $2,476,388 marking a 32.8% increase from last year’s December mean average of $1,864,400.
Average Monthly Units Sold for Detached Homes in Davisville Village Surged by 100%. for December 2023
Last month, three homes in Davisville Village sold at or above asking prices, with the top sale featuring a 5-bedroom residential & commercial (automotive zoned) property in Midtown Toronto. This property, situated on a 50.06 x 118.67-foot lot, includes a private driveway and a four-car detached garage on Merton Street. It sold for $4,800,000, representing 120% of its asking price. Another home on Hillsdale Ave East sold for $2,990,000, equivalent to 88% of its initial listing price. Notably, the average Davisville home sold within 42 days of being listed on the market last month.
A house on Hillsdale Avenue East however, was sold in just six days after it was listed. While some homes sold quickly, others remained on the market for longer periods. In fact, one home on Merton Street was listed for 120 days before it was sold. Additionally, six homes listed in December have yet to sell at their current prices.
As of January 5, 2024, five homes are currently for sale in Davisville Village. These range in price from $3,750,000 for a detached home on Hoyle Avenue (listed for 91 days) to $1,599,999 for a townhome on Merton Street (listed for 27 days).
