In January 2024, three homes in Davisville Village were sold, including one detached and two semi-detached properties. The average value of these transactions was $1,632,500, down from last year's January mean average of $1,707,500.

Davisville Village's Thriving Market: Detached Home Sales Surge by 50% in January 2024!

Last month, two homes sold above asking price, while one sold at the asking price. The highest sale was a 3-bedroom, detached 2-storey brick home in midtown Toronto, situated on an oversized 28' x 150' prime lot on Forman Avenue. It sold for $1,685,000, representing 97% of its asking price. Another home on Soudan Avenue sold for $1,580,000, equivalent to 113% of its initial listing price. Notably, the average Days On Market for a Davisville home was 9 days in January.

A house on Soudan Avenue sold in just seven days, while others stayed on the market longer. In fact, one home on Forman Avenue was listed for 11 days before it was sold. Additionally, four homes listed in January have yet to sell at their current prices. 

As of January 31, 2024, Davisville Village has five homes for sale, with two being relists from last year. Prices range from $3,988,800 for a detached home on Servington Crescent (originally listed in mid-Oct '23) to $1,259,900 for a semidetached on Belsize Avenue (listed for 8 days).
