In July 2023, 7 Davisville Village homes were sold, including 5 detached and 2 semi-detached. These numbers are lower compared to the number of sales from the same month of last year. The average value of the July 2023 transactions was $1,950,143 marking a 8.5% increase from last year’s July mean average of $1,797,222.
Average Units Sold for Detached Homes in Davisville Village Surged by 66.7%. for July 2023
Last month, 5 homes sold at or above asking prices. The top sale in Davisville Village showcased a splendid 3-bed, 5-bath brick detached home on a 25x145 ft lot, lane driveway, and 2.5-car garage on Balliol Street. It sold for $2,600,000.00 which was 96% of the asking price. Another home on Merton Street sold for $2,200,000 which was 102% of the initial listing price. Last month, the average Davisville home sold within 11 days of being listed on the market.
A house on Petman Avenue, however, was sold in just three days after it was listed. While some homes sold quickly, others remained on the market for longer periods. In fact, one home was listed for 30 days, and five others have been listed for over 30 days. Additionally, nine homes listed in July are not selling at their current prices.
As of August 8, 2023, twelve homes are currently for sale in Davisville Village. These range in price from $4,000,000 (land value) for a detached home on Merton Street (listed for 106 days) to $999,998 for a semi-detached home on Soudan Avenue (listed for 16 days).
