Monthly Update
Ten houses got new owners in Davisville Village, Five of which were detached homes and five were semi-detached homes. These numbers are lower compared to the number of sales from the same month of last year. The average value of the June 2023 transactions was $1,924,596 marking a 4.4% decrease from last year’s June mean average of $1,983,727.

There were 5 homes sold at or above their initial asking prices for the last month. The highest-selling transaction in Davisville Village for the month featured a spectacular detached 4-bedroom, 4-bathroom home on a 26.42 x 150 foot lot, complete with a private driveway and a built-in 1-car garage on Marmot Street. It sold for $2,982,500 which was 104% of the asking price. Another home on Balliol Street West sold for $2,750,000 which was 96% of the initial listing price. Last month, the average Davisville home sold within 15 days of being listed on the market.
A house on Manor Road East, however, was sold in just two days after it was listed. While some homes sold quickly, others remained on the market for longer periods. In fact, one home was listed for 41 days, and two others have been listed for over 30 days. Additionally, five homes listed in June are not selling at their current prices.
As of July 4, 2023, ten homes are currently for sale in Davisville Village. These range in price from $4,000,000 (land value) for a detached home on Merton Street (listed for 71 days) to $1,499,000 for a detached home on Merton Street (listed for 21 days).
