Monthly Update

Ten houses got new owners in Davisville Village, Six of which were detached homes and four were semi-detached homes. This is lower compared to the number of homes sold in the same month of last year. The average value of the May  2023 transactions was $2,113,300 marking a 8.8% increase from last year’s May mean average of $1,941,533.

May 2023 Average Monthly Dollar Values   are up by 8.8% in Davisville Village

There were 7 homes sold at or above their initial asking prices for the last month. The highest-selling transaction in Davisville Village for the month featured a spectacular detached 4-bedroom, 5-bathroom home on a 25 x 125-foot lot, complete with a private driveway and a 1.5-car detached garage on Manor Road. It sold for $3,325,000 which was 98% of the asking price. Another home on Belsize Drive sold for $3,260,000 which was 99% of the initial listing price. Last month, the average Davisville home sold within 8 days of being listed on the market. A house on Belsize Drive, however, was sold in just two days after it was listed.

While some homes sold quickly, others remained on the market for longer periods. In fact, one home was listed for 14 days, and three others have been listed for over 30 days. Additionally, ten homes listed in May are not selling at their current prices.

As of June 1st, 2023, fifteen homes are currently for sale in Davisville Village. These range in price from $4,000,000 (land value) for a detached home on Merton Street (listed for 9 days) to $1,185,000 for a semi-detached home on Forman Avenue (listed for 2 days).
