In November 2023, 7 Davisville Village homes were sold, including 5 detached and 2 semi-detached. These numbers are lower compared to the number of sales from the same month of last year. The average value of the November 2023 transactions was $1,918,429 marking a 16.1% increase from last year’s November mean average of $$1,652,250.
Average Monthly Units Sold for Detached Homes in Davisville Village Surged by 400%. for November 2023
Last month, three homes in Davisville Village sold at or above asking prices, with the top sale featuring a prominent home on a 35-foot south-facing corner lot in the Maurice Cody Public School District. This property, on a 35 x 127.58-foot lot, including a private double drive and one detached garage on Millwood Road, sold for $2,925,000, representing 87% of its asking price. Another home on Hillsdale Ave East sold for $2,300,000, equivalent to 92% of its initial listing price. Notably, the average Davisville home sold within 11 days of listing on the market last month.
A house on Davisville Avenue however, was sold in just two days after it was listed. While some homes sold quickly, others remained on the market for longer periods. In fact, one home on Millwood Road was listed for 32 days before it was sold. Additionally, 6 homes listed in November is not selling at its current price.
