Monthly Update
Last month, 21 houses got new owners in Davisville Village, including 14 detached, six semi-detached, and an attached home. This marks a 425% increase compared to the four homes sold from the same month of last year. The average value of the April 2021 transactions was $1,998,088, marking a 9.9% increase from last year’s April mean of $1,817,500.
Year-To-Date Update
For the first four months of 2021, 58 homes have sold in Davisville Village. This marks a 114.8% increase compared to the year-to-date sales figures through April 2020 with 27 homes sold. Thirty-two detached homes have found new owners so far this year, with average sale prices of $2,094,367. This is a 0.8% increase over the 2020 year-to-date mean of $2,077,720. However, the average value of semi-detached homes decreased by 1.9% compared to the year-to-date mean through April 2020, dropping from $1,618,774 to $1,588,358.
Home values up by 6.1% over last year in Davisville Village!
As of May 4, 2021, there are 16 homes on the market in the Davisville Village area. These homes range in price from $1,098,000 for a semi-detached home on Davisville Avenue (6 days on the market) to $3,499,000 for a relisted detached home on Soudan Avenue (22 days on the market).
Last month, the average Davisville home sold after five days on the market. A Davisville Avenue home sold a day after it was listed, while the longest remained on the market for 12 days. This doesn’t include the three homes that have been listed for more than 30 days or the 12 homes that were listed in the month of April and are not selling at their current prices.
Seventeen of the 21 April home sales sold at or above their initial asking prices. The highest selling Davisville Village transaction of the month featured a detached 4-bedroom, 4-bathroom home on a 25 x 120-foot lot with a private drive and garage on Glebe Road East. It sold for $2,750,000 which was 115% of the asking price. It was followed by a detached home on Cuthbert Crescent which sold for $2,660,000 which was 95% of the initial listing price.
Entry into the Davisville Village market now requires buyers to spend $1,300,000 for a semi-detached home and at least $1,500,000 for a detached home.
